On the waterfront of the San Francisco Bay, Waterline is a new community in Point Richmond with awe-inspiring panoramic views of the Bay Bridge and the city skyline beyond.

The idyllic bay front location of the site particularly required a plan sensitive to its context and organic in form, while meeting the challenges of the development program to ensure project viability. This was solved by accommodating two building types mixed with flats and townhomes, locating the two-story structures at the water’s edge and four-story structures behind and above, overlooking the bay. The difference in height, along with the strategic placement of each building, maximized view corridors from each residence without blocking the views of neighboring cliffside homes.

Modern interior finishes complement open-concept living plans with decks and porches, while the neighborhood offers an outdoor gathering area and barbecue, community garden, and dog washing station. The regional bay trail follows the shoreline connecting Waterline to Brickyard Cove Marina, Richmond Yacht Club Harbor and Miller Knox Regional Shoreline Park.
