On a brownfield development site of former Fort Ord, The Dunes will serve as the gateway to the Monterey Peninsula acting as a catalyst community for this coastal region.

The 429-acre master plan embraces the principles of smart growth, sustainability, and green building in transforming an abandoned naval base into a new thriving mixed-use community. Sustainable strategies are incorporated to increase housing supply and affordability; improve the relationship between jobs and housing; stimulate job creation and retention; enhance transportation choices; and preserve open space.

Applying the principles of sustainable development, the development is clustered and aligned with existing infrastructure. A porous, urban street grid is also supported by existing bike and pedestrian circulation. Key pedestrian corridors and greenbelt pathways are integrated to connect retail, recreation, and neighborhoods, including a boardwalk destined for the state beach. In total, approximately 42 acres of city parks, open space, linear parks and trails are planned.

Fundamental to the success of The Dunes as a sustainable mixed-use community is its interconnection with local and regional programs. A transit corridor is integral to the master plan, with The Dunes providing an origin and destination for multimodal demand within the region servicing Marina to the greater Bay Area, and providing opportunities for new ridership and a destination for existing and future users.
