Located in the City of Saratoga, the project site has functioned as a shopping center for many decades. However, after losing their anchor grocery tenant when Gene’s Fine Foods closed their stores, the center is over 50 percent vacant with a handful of remaining tenants; comprised of a few restaurants and personal service establishments and a Starbucks Coffee.
Quito Village re-imagines this underutilized shopping center with a vision for a mixed-use townhome project with community-serving commercial uses, open space, parking, and connectivity to the surrounding neighborhood at a density that while relatively low, is higher than and appropriate to its immediate context.
A consistent material palette is applied throughout the community to pilasters at front entry gates, mailboxes, and other landscape elements, while a splash of color at each entry gate and front door provides a unique identity for each unit. Catenary lights suspended above paseos create a cozy village feel, and the thoughtfully designed pocket parks provide a diverse offering of recreational activity woven seamlessly throughout the community.
It will provide 90 residential units across 17 buildings, including both for sale and for rent units, of which 10 percent of the units will be affordable to very-low income households. It will also feature nearly two acres of open space in a central park area, a pocket park, and an open plaza near the commercial building, creating an engaging and walkable lifestyle and sense of community.
Entitlement Processing
This project successfully utilized a combination of Senate Bill 35 and State Density Bonus Law to streamline the entitlement process, receiving entitlement approval in less than 90 days.
